Exclusive Buyer Agency

Exclusive Buyer's Agents never take listings or represent sellers!  They represent buyers only and never practice Transaction Brokerage.  Most "Buyer's Agents" switch to Transaction Brokers to take listings, then switch back to "Buyer's Agents" to work with buyers.  However, to show their own or company listings to a buyer they are working with, they have to switch back to Transaction Broker.  Confusing, isn't it?   AS A BUYER YOU HAVE A CHOICE NOT TO BE CONFUSED.

 

Traditional listing and selling agents represent the seller.  This means they must legally negotiate in favor of the seller and put the seller's best interest first.  Their object is to SELL YOU A HOUSE.

 

Buyer's Agents are advocates of the buyer.  Only a Buyer's Agent can legally put the buyer's best interest first and negotiate in favor of the buyer for the lowest price and best terms.   However, BEWARE: Most agents who say they are "Buyer's Agents" also take listings, and spend most of their time selling houses — not representing buyers.  They practice Transaction Brokerage.
